This leaves a larger margin for negotiation of and flexiblilty in compiling contracts for tenants and landlords on one hand, on the other hand, because of the potential long term of the agreement, this may bear hight financial risks. For example small violations of formal requirements can lead to a termination right at law at statutory termination periods, which certainly can have financial consquences.
